GRIND & SEAL
During this process, we begin grinding with a 30 grit or 70 grit metal bond diamond and finish the concrete floor with a 50 grit resin bond diamond to smooth out the concrete and remove any scratches. This process can be stained and is ideal for our budget minded customers who are looking for a polished floor at a more affordable price.
SCRUB & SEAL
This process is only used when the concrete is smooth troweled or in "like new" condition. We utilize an impregnating sealer that does not create much shine, but does promote stain resistance. This is our most affordable floor.
THE PROCESS
Grind & seals, also referred to as "topical polishes" utilize a short version of a mechanical polish. We do 2-3 grinding steps to remove the top layer of the concrete, and then smooth the concrete out with a higher grit level. This allows us to flatten the floor, remove impurities, do patch work, and it opens the pours to accept stain and sealer. There are several types of sealer which will be listed below.
Acrylic sealer
Acrylic sealer offers a matte to semi gloss appearance and a moderate amount of protection. It will require at least 2 coats of wax as a sacrificial sealer for more protection. It is also low VOC. Dry time is 30-60 min per coat.
WB Urethane
Water based Polyurethane a quickly turning into the sealer of choice. It offer a gloss level of satin, semi gloss, or gloss. It only requires 2 coats and offers excellent durability with moderate scratch resistance and high stain resistance. It is also low VOC. Dry time is 6 hours per coat.
Polyaspartic
Polyaspartic is a hybrid epoxy urethane product. It has a gloss appearence and can be pigmented to give a solid color "look" . It offers moderate scratch resistance, and high stain resistance and requires 2 coats.The VOC is high. Dry time is 1 hour per coat.
Epoxy
Epoxy sealer is our highest gloss sealer. It is a 2 coat system and may require an additional topcoat like polyaspartic of WB urethane for added protection. Epoxy give the floor a beautiful clear coat appearance. Low VOC. Dry time is 8 hours per coat.
